What is in it

What the binder adds

The sheets are free on their own pages. The binder is the work of turning 59 separate downloads into one file you can print, punch and keep:

• The order. Sheets grouped the way a house file is used, not the way a website lists them.
• Printed dividers and an index. Section tabs with the names already on them, and an index that tells you which page holds the boiler’s service history.
• A set-up guide. “The first afternoon”: walk the house, find the shut-offs, photograph the appliance plates, file the warranties.
• Worked examples. Five sheets filled in with illustrative entries, so you can see what a useful record looks like. They contain no service intervals; those come from your manufacturer.
• Files made for printing a binder. A margin that clears the punch holes, a duplex file in which every section starts on a right-hand page, dividers to print on card, and a note you can hand to a print shop.
• Fillable files that behave. One fillable PDF per section, with every field named separately, so typing a date in one sheet does not fill it in on forty others.

Who it is for

It is for people who want the whole house file at once: new owners setting it up, people keeping it properly for the first time, and people getting a house ready to sell.

If you only need one or two sheets, download those on their own pages instead. They are the same sheets, complete, in every format.

Setting it up

1. Print the binder file, or send the print-shop file to a print shop.
2. Punch it and put the dividers in.
3. Start with the house file and the shut-off locations sheet. Those are the two pages people look for in a hurry.
4. Add the systems your house actually has. Leave out the rest, or keep the blanks at the back.
5. File each certificate and receipt behind the pocket divider as it arrives.

Questions

Is the binder different from the free sheets?

The blank sheets are the same sheets, unchanged, and each one is also free on its own page. The binder adds the order, the dividers, the index, the set-up guide and the worked examples, which are written for the binder and are only in it.

Does it tell me how often to service things, or what the law requires?

No. It holds the records. Intervals come from your manufacturer, and requirements from your local rules. The worked examples contain no service intervals.

Which file should I download?

The binder file for your paper size, if you just want to print it. The zip has everything else: the print-shop file for double-sided printing, the dividers to print on card, the labels, the refill pack, the set-up guide on its own and one fillable PDF per section.

Will it be updated?

If we correct a file, the current version replaces it on this page. Download it again whenever you like.
