What this sheet is for

Compare properties on the same points instead of on whichever one you saw last, and remember the things that are easy to ask about on the day and impossible to check afterwards.

Who it is for

Buyers and renters viewing several properties, especially anyone viewing three or four in a single afternoon.

How to use it

  1. Print one sheet per set of three viewings and fill in the address column first.
  2. Fill in each column while you are still outside the property, not that evening.
  3. Ask the awkward rows out loud — heating age, damp, noise and broadband are the ones people forget and then regret.
  4. Keep the sheets together so you are comparing notes rather than memories.

What is on the sheet

The layout is fixed at a size that fits both A4 and US Letter, so the A4 and Letter files are visually identical and print at full size on either. Rows are set at a height that an adult can actually write a date and a few words into with a pen — most printable tables are built in a word processor and never tested with one.

Questions

Does this replace a survey?

No. It compares what you can see and ask about in an hour. Whether a property is structurally sound is a question for a qualified surveyor or inspector, and the answer is worth paying for.

Why is aspect on the list?

Because it cannot be changed and it is very hard to judge from memory. Which way the main rooms and the garden face changes the light and the heating bill, and nobody remembers it correctly by the fourth viewing.
