What this sheet is for
Look at a property properly on a second viewing, so the questions you put to a surveyor or a seller are the right ones.
Who it is for
Buyers on a second viewing, anyone about to commission a survey, and renters taking on a long lease.
How to use it
- Go back a second time, ideally in bad weather.
- Look at the roof from an upstairs window as well as from the ground.
- Open cupboards, run the taps and look behind furniture.
- Photograph everything that gives you pause and note the reference.
- Take the completed sheet to your surveyor — it makes their inspection sharper.
What is on the sheet
The layout is fixed at a size that fits both A4 and US Letter, so the A4 and Letter files are visually identical and print at full size on either. Rows are set at a height that an adult can actually write a date and a few words into with a pen — most printable tables are built in a word processor and never tested with one.
Questions
Is this a survey?
No, and it must not be used as one. It prints no defect thresholds, diagnoses nothing and replaces nobody. It is a list of places to look. Anything that worries you needs a qualified professional to look at it properly.
Can I skip a survey if I use this?
No. Doing your own looking makes a survey more useful; it does not substitute for one. Structural and damp problems are routinely invisible to buyers and obvious to surveyors.
