What this sheet is for

Show the reasoning as well as the repair. An insurer, a landlord or the next engineer can then see what was checked and what was ruled out.

Who it is for

Leak detection specialists, plumbers and heating engineers called to find a leak, and property managers who need the visit written up for a claim.

How to use it

  1. Write the leak as it was reported and where the water shows, then where the customer thinks it is coming from.
  2. Take one line per test or area checked, in the order you did them, and say what each one ruled out.
  3. Record the source, the cause and the repair, with the parts used and where access was made.
  4. Write your test figure and how long it held, note any making good or drying advised, and have the customer sign.

What is on the sheet

One page, top to bottom:

Printed under the title: Where the water showed, what was tested and ruled out, where the source turned out to be, and the repair made.

Your test, your figure. What a pressure test is run at and how long a system is left to hold are your call for that pipework and its material, made under your scheme's guidance and the rules where you work; the test line has blanks for both. Where the water showed and where it came from are usually two rooms — write both.

Questions

Why is there no test pressure printed on the sheet?

Because the right test for a system depends on its material, its age and what it normally runs at, and is chosen under your scheme's guidance. The line has blanks for the figure you chose and how long it held, so the record is yours.

Do I need to record tests that found nothing?

Yes — those are the useful lines. A leak record that only names the source cannot show why the loft, the bathroom and the mains were not to blame, and that is exactly what an insurer or a second engineer wants to know.
