What this sheet is for

Know the garage door still reverses and balances, and hand faults to a technician early. A door that fails a reverse test is one to stop relying on.

Who it is for

Owners of a home or business with an automatic garage door, and landlords responsible for one.

How to use it

  1. Fill in the door and opener details and the service company once.
  2. With the door closed and the opener off, make the visual check on the list at the foot.
  3. Run the balance test and both reverse tests as the opener's manual describes, and tick each one that passes.
  4. Check the manual release, and that every remote and keypad code is accounted for.
  5. Write any fault in full with who you called, and do not rely on the door until it has been looked at.

What is on the sheet

One page, top to bottom:

Printed under the title: The owner's checks on an automatic garage door: a look at the springs, cables and rollers, the balance test, both reverse tests and the manual release, with any fault handed to a technician.

Leave the springs alone. Springs, cables and their brackets hold the door's weight under high tension: look at them, but leave any adjustment or repair to a trained technician. Run the balance and reverse tests as the opener's manual describes, with the test object it names, and keep people, pets and cars clear of the door.

Checks — tick what passed; write any fault out in full

Table, 8 rows: Date · Visual · Balance · Object · Photo-eye · Release · Remotes · Lubed · Fault and who was called · Initials

What the visual check covers — door closed, opener off

  • Springs not stretched, gapped or broken
  • Cables not frayed, kinked or loose at the ends
  • Rollers turn and are not worn or cracked
  • Hinges and brackets tight, none cracked
  • Tracks straight, clear and firmly fixed
  • Bottom seal whole and meeting the floor

Questions

Why are the springs only looked at, not adjusted?

Because they hold the weight of the door under high tension, and a slip while adjusting one can cause serious injury. The sheet asks you to look for damage and to call a trained technician for anything more.

What object should I use for the reverse test?

The one your opener's manual names, used the way it describes. The sheet does not print its own, because the test differs between openers and the manual is written for yours.
