What this sheet is for

Check that the vents, fans and air bricks the house already has are open and working. Closed trickle vents, dead fans and buried air bricks are easy to miss, and this puts each one on paper with who was told.

Who it is for

Tenants, homeowners and landlords dealing with condensation or mould, and anyone doing a seasonal check of a house's vents and fans.

How to use it

  1. Walk the house room by room and fill one line each: Y, N, or a dash where a room has no such vent or fan.
  2. Run each extractor fan and hold a sheet of tissue to the grille to see whether it is drawn in; switch it off and see whether it runs on.
  3. Go outside and check the air bricks, fan outlets and vent covers are clear.
  4. Write each fault with the action needed, then who it was reported to and when it was fixed.

What is on the sheet

One page, top to bottom:

Printed under the title: Room by room: trickle vents open, windows that open, extractor fans that run, pull air and run on, door gaps and furniture off cold walls. Then the vents outside, and every fault with who was told.

Write-on lines: Property · Date · Checked by · Landlord or agent

Room by room — Y or N in each box, or a dash where there is none

Table, 11 rows: Room · Vents · Window · Fan · Pulls · Runs on · Door gap · Furniture · Mould · Fault and action

Also printed: Kitchen · Bathroom · En-suite · Toilet · Utility room · Bedroom 1 · Bedroom 2 · Bedroom 3 · Living room · Hall and landing

Outside and appliances — walk round the outside walls

  • Air bricks clear of soil, plants and paving
  • Vent covers not painted over or blocked
  • Fan outlets outside open, flaps not stuck
  • Cooker hood ducted outside, or its filter clean
  • Tumble dryer vented outside, or tank emptied
  • Nothing stacked against walls over the vents

Write-on lines: Faults reported to · Date reported · Date fixed

Questions

Is the tissue test a proper airflow test?

No. It only shows whether a fan is moving air at all, which is enough to find one that is dead, blocked or just making noise. Measuring how much air a fan moves needs an instrument and the figure the fan was designed for, which is a job for an electrician or a ventilation engineer.

Why is there no required number of vents or fans per room?

Because what a room needs depends on the building, when it was built and the rules where you are. The sheet records whether what is fitted is open and working; if you think something is missing, ask the landlord, a builder or the local council.
