What this sheet is for

Show that an empty home was visited and checked as your insurer asks. Every visit gets a dated, initialled line, and anything found is logged with who was told.

Who it is for

Owners, executors, landlords and keyholders looking after a house that is standing empty.

How to use it

  1. Summarise your policy's empty-home conditions in the boxes at the top.
  2. Write a line for every visit, with the times in and out and who went.
  3. Tick each check made, and note a meter reading so a hidden leak shows up.
  4. Number any problem, describe it on page two and record who it was reported to.
  5. Keep the log with the policy, and send the insurer a copy if they ask.

What is on the sheet

2 pages, in this order:

Page 1

Printed under the title: A dated line for every visit to a home standing empty: who went, how long they stayed, what they checked and what they found. Keep it with the insurance policy.

Your policy sets the conditions. How often someone must visit, what must be switched off or drained and when the insurer must be told all come from your own policy, and policies differ. Summarise yours in the boxes below. Report damage to the insurer, and anything criminal to the police, and note it on page two.

Questions

How often should an empty home be visited?

Your insurance policy usually says, and policies differ, so the sheet leaves a box for it rather than printing a figure. Some policies also set conditions on heating, draining the water or telling the insurer the home is empty. Copy yours to the top of the sheet.

Why take a meter reading on every visit?

If nothing should be using water or power while the home is empty, a meter that has moved since the last visit is an early sign of a leak or a fault, often before any damage shows.
