The same sheet, on screen. Totals and figures are worked out as you type, rows can be added or removed, and you can print it or download the completed version as a PDF. Everything stays in your browser — your entries are kept in this browser's own storage on this device, nothing is uploaded, and there is no account.

Who this is for

Turn a survey report into a list you can act on. Each finding gets a row with where it is, the rating the surveyor gave, what they recommended, the repair quote you obtained and whether you are raising it with the seller. The sheet totals the quotes and the amount you are putting to the seller.

Buyers who have just received a survey or inspection report and need to decide what to get quoted, what to renegotiate and what to live with.

What this helps you track

  • Each issue in the report, where it is and the rating it was given
  • The action the surveyor recommended
  • Which items have a repair quote, from whom and for how much
  • Which items you are raising with the seller, and the outcome
  • The total quoted repair cost and the total put to the seller

How to use it

  1. Write the property, the type of survey, the surveyor and the report date at the top.
  2. Go through the report section by section and add a row for every finding, using the rating exactly as the surveyor gave it.
  3. Get quotes for the items that matter to you and enter who quoted and the amount.
  4. Tick the raise column for items you will put to the seller, and record the outcome when you hear back.
  5. The totals are worked out in the browser and the workbook; on paper, add the quote column and the raised items separately.
  6. Keep the report and the written quotes with this sheet in case you need to refer back to them.

Formats

  • Printable PDF (A4 and US Letter)
  • Fillable PDF with form fields
  • Fill in online, saved in your browser
  • Excel / Google Sheets workbook

The printable is laid out inside a box that fits both A4 and US Letter, so the two files are identical and neither one is scaled. The fillable PDF has real form fields. The workbook uses plain formulas only — SUM, IF, COUNTIF and the like — so it opens in Excel, LibreOffice and Google Sheets without anything breaking, and every calculated cell is grey so you can see which figures it worked out.

How to print

Download the A4 or US Letter file to match the paper in your printer, open it in a PDF reader and print at 100% — not "fit to page", which shrinks the writing space. Both files leave a 14 mm margin, which clears the unprintable edge on home printers. To print the online version with your entries in it, use the Print this sheet button, which prints only the sheet and none of the page around it. More on printing.

Questions

What severity ratings should I use?

Use whatever the surveyor used in the report, such as their condition ratings or urgency categories. The sheet does not impose its own scale, so the ratings stay consistent with the document you are relying on.

How is the raised with seller total worked out?

It adds the quote amount for every row where the raise column is ticked. That gives a figure backed by written quotes to discuss with the seller or the agent.

Do I need quotes for every finding?

Not necessarily. Many buyers get quotes only for the larger or more urgent items. Leave the quote columns blank for items you are noting but not pricing.

Can I renegotiate the price after a survey?

Buyers sometimes do, and sellers can accept, refuse or offer a compromise. How it works depends on where you are and the stage of the sale; take advice from your conveyancer or agent.
