The fillable versions have real form fields — open them in any PDF reader, type into them and save. Printing help.
The same sheet, on screen. Totals and figures are worked out as you type, rows can be added or removed, and you can print it or download the completed version as a PDF. Everything stays in your browser — your entries are kept in this browser's own storage on this device, nothing is uploaded, and there is no account.
Judge an asking price from what similar homes actually sold for. Price per square metre, your adjustments and the averages are worked out from your research.
Buyers deciding what to offer, sellers weighing an agent's suggested price, and anyone who wants their own evidence before talking to an agent, a lender or a surveyor.
The printable is laid out inside a box that fits both A4 and US Letter, so the two files are identical and neither one is scaled. The fillable PDF has real form fields. The workbook uses plain formulas only — SUM, IF, COUNTIF and the like — so it opens in Excel, LibreOffice and Google Sheets without anything breaking, and every calculated cell is grey so you can see which figures it worked out.
Download the A4 or US Letter file to match the paper in your printer, open it in a PDF reader and print at 100% — not "fit to page", which shrinks the writing space. Both files leave a 14 mm margin, which clears the unprintable edge on home printers. To print the online version with your entries in it, use the Print this sheet button, which prints only the sheet and none of the page around it. More on printing.
Official price registers where they exist, such as land registry price-paid records or a national property price register, and the sold listings on property portals. Write where each figure came from in the source column.
The sheet suggests no amounts. Adjustments are your own judgement of how much a difference is worth; keep them modest, note the reason for each, and treat the result as evidence rather than a valuation.
From the energy certificate, the floor plan on the listing or your own measurements. Use the same source for every home where you can, so the price per square metre compares like with like.
No. It is your own research. A lender's valuation or a surveyor's report is a professional opinion; this sheet helps you judge an asking price or an offer and ask better questions.
The asking price, the agent and your position as a buyer, kept at the top.
Your search area, budget range and must-haves, kept in view.
Your home's type, size, age and style beside each comparison.
Each estimate of the home's value, dated, with where it came from.

Every sheet, binder, game and puzzle on Upkeep Papers is free to download, with no email and no account. Making them is not free: each one takes days of research, design and checking, and the site costs money to run. If something here saved you time, you can buy us a coffee. It is entirely optional: nothing is locked, and nothing changes if you don’t.
