Free offers comparison sheet for sellers: each buyer's offer, chain position, mortgage, deposit and timescale side by side. PDF, Excel and browser.
One page. The A4 and US Letter files are laid out identically, so neither is shrunk to fit.
Print it and write on it
Fillable PDF type and save
Spreadsheet formulas included
The fillable versions have real form fields — open them in any PDF reader, type into them and save. Printing help.
The same sheet, on screen. Totals and figures are worked out as you type, rows can be added or removed, and you can print it or download the completed version as a PDF. Everything stays in your browser — your entries are kept in this browser's own storage on this device, nothing is uploaded, and there is no account.
Compare buyers, not just prices. Each offer gets a row with the amount, the buyer's chain position, whether they have a mortgage agreed in principle, where the deposit is coming from, the timescale they want and any conditions. The sheet shows each amount as a share of the asking price and against the highest offer.
Sellers who have more than one offer, or expect several, and want to weigh how likely each buyer is to proceed as well as how much they are offering.
The printable is laid out inside a box that fits both A4 and US Letter, so the two files are identical and neither one is scaled. The fillable PDF has real form fields. The workbook uses plain formulas only — SUM, IF, COUNTIF and the like — so it opens in Excel, LibreOffice and Google Sheets without anything breaking, and every calculated cell is grey so you can see which figures it worked out.
Download the A4 or US Letter file to match the paper in your printer, open it in a PDF reader and print at 100% — not "fit to page", which shrinks the writing space. Both files leave a 14 mm margin, which clears the unprintable edge on home printers. To print the online version with your entries in it, use the Print this sheet button, which prints only the sheet and none of the page around it. More on printing.
Not necessarily. A slightly lower offer from a buyer with nothing to sell and a mortgage agreed in principle may be more likely to complete. The sheet lays those factors side by side; the decision is yours.
Whether the buyer needs to sell a home first. A buyer with nothing to sell, one who has sold subject to contract and one who has not yet put their home on the market are in very different positions.
Each offer amount minus the highest offer, which you write in the field at the top and update when a better one arrives. The top offer shows zero and the others show how far below it they are.
Agents often ask to see a mortgage agreement in principle and proof of deposit. Ask your agent what checks they have made and note it in the conditions column.
The asking price, the agent and your position as a buyer, kept at the top.
The agreed sale price and the mortgage to be repaid.
The property, the agent and the date it went on the market.
Your own place in the chain and the date everyone is aiming for.
