The same sheet, on screen. Totals and figures are worked out as you type, rows can be added or removed, and you can print it or download the completed version as a PDF. Everything stays in your browser — your entries are kept in this browser's own storage on this device, nothing is uploaded, and there is no account.

Who this is for

What you actually receive from a sale. Enter the agreed price, the mortgage still outstanding, any early repayment charge you have been quoted and each selling cost, and the sheet works out the net proceeds and what the costs come to as a share of the price.

Sellers working out how much they will have towards their next home, and anyone weighing up whether an offer leaves them enough once everything is paid.

What this helps you track

  • The agreed sale price and the mortgage to be repaid
  • Any early repayment charge your lender has quoted
  • Every selling cost, quoted and actual
  • The net proceeds after the mortgage and costs
  • The selling costs as a percentage of the sale price

How to use it

  1. Write the property, the agreed sale price, the outstanding mortgage and any early repayment charge your lender has quoted.
  2. Put a quoted figure against each selling cost from your agent's contract, your conveyancer's quote and the other suppliers.
  3. Add lines for anything else the sale will cost you, and replace quotes with actual figures as bills arrive.
  4. The totals and net proceeds are worked out in the browser and the workbook; on paper, take the mortgage, charge and costs from the price.
  5. Ask your lender for a redemption figure close to completion, as the outstanding balance changes month by month.
  6. Use the net proceeds figure when you plan the deposit for your next purchase.

Formats

  • Printable PDF (A4 and US Letter)
  • Fillable PDF with form fields
  • Fill in online, saved in your browser
  • Excel / Google Sheets workbook

The printable is laid out inside a box that fits both A4 and US Letter, so the two files are identical and neither one is scaled. The fillable PDF has real form fields. The workbook uses plain formulas only — SUM, IF, COUNTIF and the like — so it opens in Excel, LibreOffice and Google Sheets without anything breaking, and every calculated cell is grey so you can see which figures it worked out.

How to print

Download the A4 or US Letter file to match the paper in your printer, open it in a PDF reader and print at 100% — not "fit to page", which shrinks the writing space. Both files leave a 14 mm margin, which clears the unprintable edge on home printers. To print the online version with your entries in it, use the Print this sheet button, which prints only the sheet and none of the page around it. More on printing.

Questions

Why are there quoted and actual columns?

Quotes come first and bills later, and they do not always match. The summary shows net proceeds on the quoted figures and on the actual ones, so you can see both the early estimate and the final figure.

Where do I find the outstanding mortgage figure?

Your lender can give you a redemption statement for a given date, which includes the balance and any charges. Use that figure rather than an annual statement, which may be out of date.

Does this include tax on the sale?

No. Whether any tax applies depends on your circumstances and where you are. If it does, add it as a line using the figure from your adviser or tax authority.

How is the percentage worked out?

The total of the selling costs divided by the agreed sale price, times a hundred. It is simple arithmetic on your own figures, not a benchmark.
