Spreadsheet formulas included

The fillable versions have real form fields — open them in any PDF reader, type into them and save. Printing help.

The same sheet, on screen. Totals and figures are worked out as you type, rows can be added or removed, and you can print it or download the completed version as a PDF. Everything stays in your browser — your entries are kept in this browser's own storage on this device, nothing is uploaded, and there is no account.

Who this is for

Follow how much of your home you own over time. At each check you write down an estimated value, where it came from and the balance from your latest mortgage statement, and the sheet works out your equity, the loan-to-value and how both have moved since the previous check.

Homeowners with a mortgage who want to watch their equity build, especially before a fixed deal ends, when thinking about moving, or after improvements that may have changed the value.

What this helps you track

  • Each estimate of the home's value, dated, with where it came from
  • The mortgage balance at the same date, from the lender's statement
  • Your equity and loan-to-value at every check
  • How the value and your equity have moved since the last check
  • What has changed since you bought, including improvements

How to use it

  1. Write the home, the purchase date and price, the original loan and the date your current deal ends at the top.
  2. At each check, enter the date, the source of the value estimate, the estimated value and the balance owed from your latest statement.
  3. Use the same kind of source each time where you can, so the changes compare like with like.
  4. Equity, loan-to-value and the changes are worked out in the browser and the workbook; on paper, take the balance from the value, and divide the balance by the value.
  5. Note improvements, overpayments or remortgages in the notes column; the browser version saves in your own browser.

Formats

  • Printable PDF (A4 and US Letter)
  • Fillable PDF with form fields
  • Fill in online, saved in your browser
  • Excel / Google Sheets workbook

The printable is laid out inside a box that fits both A4 and US Letter, so the two files are identical and neither one is scaled. The fillable PDF has real form fields. The workbook uses plain formulas only — SUM, IF, COUNTIF and the like — so it opens in Excel, LibreOffice and Google Sheets without anything breaking, and every calculated cell is grey so you can see which figures it worked out.

How to print

Download the A4 or US Letter file to match the paper in your printer, open it in a PDF reader and print at 100% — not "fit to page", which shrinks the writing space. Both files leave a 14 mm margin, which clears the unprintable edge on home printers. To print the online version with your entries in it, use the Print this sheet button, which prints only the sheet and none of the page around it. More on printing.

Questions

Which value should I use?

Any estimate you can repeat: a valuation from an agent or lender, recent sale prices of similar homes nearby, or a house price index for your area. They will differ, so record the source each time and treat the figure as an estimate rather than a price.

What loan-to-value do lenders look for?

Lenders set their own bands and change them, so the sheet does not say. It shows your own figure at each check; ask your lender or a broker which bands apply to you when your deal is coming to an end.

Should other secured loans go in the balance?

If you want the equity figure to show what you would keep after every loan secured on the home, add their balances to the balance column and say so in the notes. Keep to the same approach at every check.

Does it work without a mortgage?

Yes. The balance is then zero and equity equals the estimated value, so the sheet simply shows how the value has moved over time. It sits well beside a net worth record.
