Keep every home warranty claim on one log, from the first call to the repair. Slow visits, repeat refusals and the fees you have paid then show up as a pattern.
Homeowners with a home warranty or service contract on their appliances and systems.
2 pages, in this order:
Printed under the title: One line per request made under a home warranty plan: the claim number, the visit, the service fee paid, the outcome and how many days it stayed open.
Your contract sets the terms. Fees, cover, caps and exclusions differ between plans, so copy yours from the contract. Keep every claim number and note who told you what: a slow or refused claim is easier to raise with a full record.
Write-on lines: Provider · Plan name · Contract no. · Claims phone or website · Term starts · Term ends · Plan cost · Service fee per visit · Caps, if any · Covered items you rely on · Exclusions to watch
Table, 23 rows: Requested · Item and fault · Claim no. · Visit · Fee paid · Outcome · Resolved · Days · Notes
Table, 3 rows: Date · Claim no. · Raised with · Reference · What was asked · Outcome
Write-on lines: Fees paid this term · Plan cost · Repairs the plan paid for (your figure) · Renew?
Because a plan's value depends on how often you claim and what it pays for. Totalling the plan cost and service fees against the repairs it actually covered gives you your own figure to judge renewal by, instead of the provider's.
Ask for the reason and the contract clause in writing, and note who told you and when. If you think the refusal is wrong, use the provider's complaints process first; consumer bodies differ by country, so check the rules where you are.

Collect the numbers you can never find when something breaks: model and serial numbers, install dates, and when the warranty runs out.
Keep one continuous record of everything that has been serviced, repaired or replaced, so the history of the building exists in one place rather than in a drawer of loose invoices.
Every sheet, binder, game and puzzle on Upkeep Papers is free to download, with no email and no account. Making them is not free: each one takes days of research, design and checking, and the site costs money to run. If something here saved you time, you can buy us a coffee. It is entirely optional: nothing is locked, and nothing changes if you don’t.
Opens PayPal in a new tab. Any amount, and nothing changes if you would rather not.
