The same sheet, on screen. Totals and figures are worked out as you type, rows can be added or removed, and you can print it or download the completed version as a PDF. Everything stays in your browser — your entries are kept in this browser's own storage on this device, nothing is uploaded, and there is no account.

Who this is for

Every optional extra, priced and decided. List what the developer offers room by room, the standard specification it replaces and the price quoted, then mark what you are taking. The sheet totals the chosen and declined items and adds the chosen ones to the base price.

Buyers reserving a new-build home who have been handed a list of upgrades and options and a deadline to choose them by.

What this helps you track

  • The plot, base price and the date choices must be in
  • What comes as standard in each room and what the upgrade would be
  • The price quoted for every option
  • Which options you have chosen and when each is paid for
  • The total of your choices and the base price plus extras

How to use it

  1. Write the development, plot number, base price and the choices deadline at the top.
  2. Go through the developer's options list room by room and give each item a line, with the standard specification alongside the upgrade.
  3. Copy the quoted price exactly from the developer's list or quote.
  4. Tick chosen for each option you want and note when it is paid, such as at reservation, exchange or completion.
  5. The chosen and declined totals and the new price are worked out in the browser and the workbook; on paper, add the ticked and unticked prices separately.
  6. Confirm your final choices in writing with the developer before the deadline.

Formats

  • Printable PDF (A4 and US Letter)
  • Fillable PDF with form fields
  • Fill in online, saved in your browser
  • Excel / Google Sheets workbook

The printable is laid out inside a box that fits both A4 and US Letter, so the two files are identical and neither one is scaled. The fillable PDF has real form fields. The workbook uses plain formulas only — SUM, IF, COUNTIF and the like — so it opens in Excel, LibreOffice and Google Sheets without anything breaking, and every calculated cell is grey so you can see which figures it worked out.

How to print

Download the A4 or US Letter file to match the paper in your printer, open it in a PDF reader and print at 100% — not "fit to page", which shrinks the writing space. Both files leave a 14 mm margin, which clears the unprintable edge on home printers. To print the online version with your entries in it, use the Print this sheet button, which prints only the sheet and none of the page around it. More on printing.

Questions

Why list the standard specification as well?

It shows what you would get without paying extra, which makes it easier to judge whether an upgrade is worth its price and stops you paying for something already included.

Are extras paid with the house price?

It depends on the developer. Some add them to the purchase price, others want payment at reservation or separately. The paid when column records what you have been told for each item.

Does the sheet compare developer prices with fitting later?

No prices are supplied. If you get your own quote for fitting an item after you move in, note it against that line to compare with the developer's figure.

What does base price plus chosen extras show?

The base price you entered at the top plus the total of every item ticked as chosen. Check with your conveyancer and lender how extras affect the figures they work from.
