What this sheet is for

Give a tenant paying in cash the proof they have no other way of holding, and keep a matching record yourself.

Who it is for

Landlords taking cash or cheque, live-in landlords, and anyone letting a room.

How to use it

  1. Fill in all three receipts on a page as you use them.
  2. Write the amount in words as well as figures — it is what stops a later argument about a misread digit.
  3. Record the period the payment covers, not just the date it was handed over.
  4. Note the balance still owing, even when it is nil. Especially when it is nil.
  5. Both sides keep a copy. Photograph it if there is only one.

What is on the sheet

The layout is fixed at a size that fits both A4 and US Letter, so the A4 and Letter files are visually identical and print at full size on either. Rows are set at a height that an adult can actually write a date and a few words into with a pen — most printable tables are built in a word processor and never tested with one.

Questions

Is this a legal document?

No, and it is not legal advice. It is a record sheet. What a tenancy legally requires — notice periods, how a deposit must be held, which certificates must be in place and how long records must be kept — depends entirely on where the property is, and it changes. Nothing of that kind is printed here. Establish what applies to you locally and keep this alongside it.

Does a receipt have to be signed?

That depends where you are, and this sheet does not attempt to answer it. A signature costs nothing and makes the receipt harder to dispute, so there is a line for one.
